I like to thank you for the one-on-one attention I received in your mentorship program. I was enrolled in a coaching program through a company out of Utah. The coaching program was also one-on-one. The coaching out West provided good information, but because I wasn’t talking to customers I was left feeling it wasn’t the right kind of coaching. Me again! I thought I give you feedback with your program. I am learning to ask for endorsements and giving them first only makes sense.

Last week I was experiencing a major FEAR storm regarding my current situation. It lasted about a day and a half, and what was GREAT about it was:

  1. It only lasted 1 ½ days!

Since we last spoke, I have had great success in changing the way I look at life. I have been training myself each day to change how I look at things, and I can honestly say, it is working! Thanks so much for opening my eyes and helping me see such need for change! I understand that this is going to be an ongoing process, and I have had a few days of relapse since my new positive outlook has been adopted. But I am truly committed to this and I know I will master the skill of positive thinking!

I also have taken a hard look at my priorities and my day-to-day activities. While I was spending as much time as I could find to start up my business, I still felt that I was too diluted and needed to make more of a commitment. I have realized that in order for my business to succeed, I need to devote all of my available resources to it and truly believe in it. I have recently decided to put my classes on hold and also obtain a small business loan to help me finance my marketing efforts and operational costs. This was a huge decision for me and I think it shows just how serious and committed I am to making my business successful. I cannot leave my day job (yet) but will have freed myself up from all other commitments to work solely on my business.

What I believe I need from you as my mentor is to have a thorough review/critique of my business plan and some coaching with marketing, finance and technique. I have a few questions in this areas and your expertise is needed.

I have a short-term goal of completing my first deal before May 31, 2006 and I need to ensure I have all of my ducks in a row to accomplish this. Reaching this goal will be the single most beneficial thing for my confidence in my business and my own abilities.

As I said in the beginning, I decided to join your mentorship program primarily because you did not try sell your program to me during our first conversation. Instead, you listened patiently and attentively to my over-enthusiastic burst of verbal energy re: my readiness to get moving toward making my goal of becoming a REI a reality. And, in your final analysis, you simply said that when I am ready for the journey, you could assist me. After our conversation, I continued to attend various REI meetings and seminars and listened to various speakers sharing how they could help the new as well as seasoned investor realize their goals, but, in the end, I decided to go with your program; although, believe it or not, it was a little more costly than some. I made this decision primarily because after reading your information and personally speaking with you, I decided that the program you were offering would provide a more comprehensive study of creative REI strategies, etc.

Secondly, but just as or more important than my first point, was the fact that I was able to speak with YOU personally. And, the cherry on the sundae was that I simply gave your assistant a call and told her that I would be available at 8:00 p.m., and I would appreciate it if you would give me a call, and VIOLA! you did at 8 p.m. exactly. That was very important to me because it demonstrated that you were indeed responsive, although, you're not currently living in this area, and it also demonstrated that you valued my desire to learn, and you understood the importance of striking while the iron is hot!! Based on my initial assessment of real estate investing, striking while the iron is hot, helping the REI newbie to cross over the hurdles of doubts that can prevent forward movement is the primary key to success. I thank you, again, for this responsiveness because, at the time, I had great desire, but little direction.

And, finally, as I mentioned above, being able to speak with you personally was an extremely impressive factor for me. As I researched choosing a mentor to work with, I almost chose another mentor simply because that person was local and I felt that factor alone would enable more hands on training etc. Well, to my surprise, when I inquired about talking to mentor before I signed up for the program, I was told that the mentor was too busy to speak with prospective mentees personally, but I would have access via teleseminars. Well, with that I thought, even though this person is local, I will not have as much access to hands on mentoring as I will with Minh, who has already taken the time to call me.

All of these factors solidified my decision to join your program, and I'm still thrilled that I joined your program. I've found it to be extremely thorough for the beginner, starting from outlining the critical steps to building your business infrastructure to present an image of professionalism and customer service orientation. I've also been impressed with your approach to mentoring which promotes the importance of developing a strong mental, emotional, physical and spiritual awareness for these are the critical factors that will ultimately lead one to success!

You've also provided a plethora of contacts to enable me to build a solid and knowlegeable dream team. I really enjoyed the teleconference with you on Tuesday. All of your topics are very good and informative. The Referral Marketing topic was timely for me because I've been thinking over a different strategy to find leads and referrals is one of the areas where I need more information. All of what you said makes perfect sense. I've heard most of the techniques before but with you putting it together (packaging) as you did, it put the right emphasis on each topic that had been scattered in my mind.

Today I was talking to a colleague at work who knows I'm into real estate investment. The conversation went in that direction when he asked how I'm doing. Because of your teleconference, I asked him if he knows anyone that needs to sell their house? He said, well, yes. He has a friend that is moving back to Europe to be with her mother. Her house has been listed (somewhere in VA) for a few months and no one is buying. She needs to sell it soon so she can move to Europe. The next thing I did, because of your teleconference tips, instead of just giving him my card, I asked him to tell her about me and to see if it is okay for him to give me her phone number (the personal referral). He said yes and that he was going to e-mail her right away. I don't know yet if this will turn into a deal but I took a different approach because of your teleconference and I'm steps closer to deals!

I actually saw Minh speak twice at two different events a couple of months apart before I decided that his program and the mentoring was something I was interested in. I had some previous training and has some idea what I was doing and wasn’t sure I needed to get involved with another program. I had read some books and attended a couple of boot camps and learned some things. I thought it was going to be enough to get me going. At least I thought I knew what I was doing. It took me a little bit of time to determine that I needed someone to help me. To help me with getting past the hurdles that we put up in front of ourselves, like fear. Fear of talking to other people, or saying the wrong thing, or getting in over my head and not knowing what to do next.

Just so you know where I am coming from. I have been looking for about 8 years for a way to transform my dead end job, just barely making it existence into something better. It has taken me a long time to go through a bunch of other ideas before I came to the conclusion that I was going to do real estate investing. Now I had done one real estate rehab deal before, long long time ago. I did not have a mentor for that one and my partner and I ended up losing about $500 a piece on that deal. So I did have a little bit of experience before this point in time. I learned from that experience that you pay for your education some way….either with experience or with cash to have someone show you how to cut your learning curve down to an acceptable time frame.

I’ve been in Minhs mentoring program for about 4 ½ months now and I feel that I’ve made giant leaps in my education. I had a bit of difficulty getting my first deal going but I think it was a really good learning experience. I had to work through some of that fear of talking to people and then following through with the ones that sounded like they could actually be deals. I had a couple of things look good and then fall apart for one reason or another. Minh was there for me every time, guiding me with questions that I needed answered and suggestions on how to handle the next step. We have now closed and gotten paid on my first deal. I found a deal from an ad in the paper which was a bank owned property, negotiated with the agent, got the contract and then wholesaled the deal to another investor. Not a lot of money but for the amount of work I did it was great. Very good experience also. We are in the middle of our second deal which will be much more profitable and an equally enlightening learning experience. This deal was much more complex with the seller basically giving us the house (yes, they actually do that) just to get out from under the debt. There was a few wrinkles to take care of but overall the deal is sweet. Through the whole experience and every twist of the paper work Minh has been there to guide me in the right direction. And he continues to be there every time I call. Minh comes across as being very laid back and calm about anything I ever come to him with, which is good for me because I tend to be the opposite, sometimes too excitable and always wanting things done right now.

Those connections have been VERY important to helping me go from having one rental that I got with equity from a HELOC, to doing 6 deals over the last few months with none of my own money!

At the Conference, I connected with several of your other Viper Contest winners, and count them not just as colleagues, but as friends. Folks like; ML, SS, and SG. Those friendships started with last year's Conference. And those friendships have been a source of coaching, support, competition (in a good way), and camaraderie. There's nothing like having a circle of friends who are positive thinkers, who know the business, and who are getting deals done. Nothing encouraged me more, or pushed me harder to compete, than seeing ML's business just TAKE OFF after the Conference. I figured if ML could do that, then surely I could! (No offense ML). I never dreamed I'd get so much out of that Conference, but it really was THE pivotal thing in me going from being a "wanna-be" investor to a full-time, successful investor. I now have employees doing work for me!

Last year, I signed up for a mentorship with one of your club sponsors, Minh Pham. Minh has taught me a tremendous amount about negotiating with the seller and how to set up systems to automate my business. Then, I took Frazier O'Leary's Prospecting 101 class and kicked my marketing into high gear. Next, I took your first "$5,000 in 45 Days" class, and I felt that I had everything I needed to get my first deal done. With you guys as my "Rich Dads" I felt like I had the best partners in the world by my side. Within a few months I got my first deal done, and netted over $25,000 in profits. The day I got my first deal check was on the Friday of last year's National Real Estate Investors' Conference. Minh Pham and I had to leave the day session of the National Conference to pick up checks for over $25,000! I came back that night clear that this business was THE PLACE where I would make all my financial goals come true. And being at the National Conference was the perfect environment for me to start that next phase of my business. I took Robyn Thompson and Rob Bostick's Rehab Bus Tour at the Conference, and I bought several of the speakers' courses. I left the Conference with tons of free tips and a virtual blueprint for how to make my investing business EXPLODE. Courses on negotiating, finding motivated sellers, buying properties for pennies on the dollar through short sales with banks, etc.

And most importantly, the connections and friendships I developed while at the Conference were tremendous.

So since Day One of last year's conference, here's what I've done....

  • Charles County Sub-to: $20,000
  • PG county Sub-to: $20,000
  • PG County Sub-to: $25,000
  • AA County Sub-to/Rehab: $100,000
  • AA County Rehab: $60,000

Since last year's National Real Estate Investors Conference, I have done 5 deals worth over $230,000, and in the past 12 months, since really taking on becoming a successful investor, I will have made over $160,000 in profits from deals, which is Four times what I've ever made in a year before.

Along with my partner Minh Pham, I recruited a pool of private investors with over $2,000,000 to fund our deals, as well as I found a "Secret" DC area hard money lender who lends at 2 points and 11% who has over $10 Million to lend on deals, AND a 50% money partner for deals over $1 Million dollars. I can now do ANY deal that comes along! I quit my full time jobs in 2004 and left my part-time practice as of June 2005. My wife also quit her full time job so she could be a full-time, home schooling mom.

Oh yeah, I also took 5 vacations this year, including: renting a villa in Playa del Carmen, Mexico with 16 friends for a week; a week in NYC with my family; a cruise in the Mediterranean with my whole family; 2 weeks in upstate New York on a lake in the mountains; and a week with my family in Ohio.

Also, I've just launched an exciting new company, Community Homebuyers, LLC. My partners are Minh Pham and Frazier O'Leary. We're building a company and have an excellent staff to help us get deals done! So far we have 7 people working for us; 3 on commission, 1 full-time salaried employee, and 3 part-time employees.

All in all, in my first year as an investor: I quit my job, my wife quit her job, and we brought in over $280,000 in deals. This year, I am personally making $196,000 in profits from those deals which is 5 times what I've ever made before in a single year (Yeah, I've been some what of a slacker in the past ; ) And I've got 4 months to go with a new big company behind me!

Real Estate Investing has made it possible for me to have my life go the way I want it to go, and make the future bright for my family. It also opens up time for me to do volunteer work. I'm the chairman of the board of a private non-profit that has brought acupuncture-based treatment for drug addiction to residents of Prince George's County. Next, I want to launch a non-profit called Rehabbers for Rehabilitation. I personally donate 10% of net profits to the treatment of drug addiction, and I want to challenge all the other rehabbers in the DC Metro area to join me in this new venture!

And the best part is, I now have the cash to:

  • take my family on great vacations
  • renovate my house so my kids have their very own play room and home schooling center
  • and earn more money than my wife, finally! Now she calls me the "Man with the Money and the Honey!"
  • And my kids think of me as a "Rich Dad." Now THAT feels great!

I really enjoyed Minh Pham's presentation. Minh is a straight shooter. When he explains things he is completely open and honest. I have been to similar presentations where I walked away wondering what's in it for the presenter but Minh was clear about what he gets. He gets the satisfaction of helping others that I believe he sincerely desires. He also gets half of the deal profit. I appreciate his honesty and agree that is a fair cut for mentoring individuals that otherwise would not be able to close the deal themselves. Minh's analogies were excellent. After listening to Minh, I am a complete believer in RE Investing. I personally would recommend anyone who is interested in becoming a RE Investor attend Minh's seminar and also purchase his "Turnkey" systems and software. I would like to suggest that coffee be made available at ANY event that starts in the morning. I understand that it is not "fun" logistically to offer coffee (it's hot and not easy to transport, requires cream, sugar, artificial sweetener, cups, and something to stir with)but many of the attendees were looking around for coffee. I would also like to comment that their were soome diabetics in attendance. I mention this because I saw two attendees that were discouraged to find that the pastries etc. that were offered in the morning were all extremely high sugar content and their was nothing that they could eat. Please understand that I loved the event and only mention these issues as a way of informing you of some of the "street chatter" that you may not have heard/been aware of.

I think the best part of the investor training is to actually meet and talk with investors who are successful, enjoy what they are doing, and have a sincere desire to help motivate and support others to achieve the same level of success they now enjoy. I think it's great that Minh and Frazier are doing a joint venture because these two are both very knowledgeable in thier areas, and they truly go hand in hand -what good is knowing how to close a deal if you can't get any, and vice versa. Knowing that I'm building my "team" with a great foundation, i.e. with the training, knowledge and experience I'll get through Minh and Frazier, as well as referals to tried and true attorneys, loan & title companies, CPAs and investors, I left the training more focused on what I need to do and with a renewed determination that I will succeed. Besides, why make all those "newbie" mistakes when Minh and Frazier already made them and can help me avoid them! :)

I liked the class with Minh Pham on saturday 9/17/2005, I wish we had been able to go more indepth into the analysis Minh does on prospective properties, I realize each property has it's own issues, but a more detailed discussion of what he did on serveral examples and why he did it that way would have been good too. what marketing he is doing and marketing he did when he first started his business. As always there is more material than time and it seems that the material we miss at the end or go thru quickly is what we really needed to cover. I do look forward to working with you and Minh in the mentoring class I signed up for. also please tell folks there is parking at the hilton across the street, there was no parking at the metro all.

I found the session on Saturday both informative and very much worth my time and money. Up until the session, I was not really sure what niche I wanted to pursue. I get excited about all the creative ways to make money in real estate, but I also understand that initially I have to have a focus area. Saturday's session helped crystalize that I want to start with lease purchases. I was disappointed that we were not able to cover marketing strategies for motivated sellers with any detail. I understand that this is all about the numbers. I need to be making offers which means I need an effective approach to generate leads. I have some resources to devote to putting a marketing strategy in place so I was really looking for more discussion on that topic. Overall, It was a great day and I learned a lot.

What I like about Guarantee Profits was Minh's persistence, I realize that he is really there to be of service no matter how tough my situation is and no matter how hard the deal looks. He also sends things to me periodically to keep me informed and to just keep in touch so I may not chicken out and have an opportunity to hide out from doing the business. At the same time, I realize that when I hire someone to assist me, it is up to me to make sure I make things happen.

My impression is that Minh will go the extra mile. My impression is that he is here to be of service. I have worked for other investors and even met face to face with them every week to go over my progress or hang out. None of them, though, remembered my birthday, sent me materials to assist me, or gave me potential deals that would get me going in the business. The fact that Minh does this is phenomenal which is why I have absolutely no problem sending referrals his way or contribute in whatever way I know how. Last summer myself and two friends decided we were going to start doing something to prepare ourselves for retirement from the Prince George's County Police Department, we have only 8 short years to go. After 12 years of being cops 60-70 hours per week we regularly fulfill an inner need and desire to help people. Unfortunately though, I have come to realize that all this hard work is getting me no closer to my goal of financial freedom.

My partners and I decided that we were going to begin purchasing investment properties and become landlords with a goal of purchasing a minimum of five properties per year. In August and September of 2004, we purchased our first two properties. Although we knew nothing about creative real estate at the time we did purchase these with either good terms or price. One property was purchased using owner financing and the other was bought at about 65% ARV - Repair Costs. We have a total of about $140,000.00 in equity between the two properties as well as positive cash flow on each. Not bad huh?

Well, unfortunately it quickly became clear to us that we were not going to be able to continue buying properties the conventional way with 10-15% down payments. We were running out of start-up capital quickly. I began thoroughly researching real estate investing and more specifically creative real estate investing, in my searches I came across your group [www.dcreia.com] that meets in Bowie, Maryland. The first meeting I went to was in September of 2004, (by the way I have not missed one since, they are spectacular).

In October of 2004, one of my partners and I attended the National Real Estate Investors Conference in Greenbelt, Maryland. WOW! What a difference that one conference has made in our lives! Not only did the speakers provide quality, educational presentations, but also we were able to connect and network with so many other like-minded individuals. I attended your "Going In Motion - How to Get Started” Thursday workshop and thoroughly enjoyed it.

There was one quote or saying that stands out in my mind from that conference, Ron LeGrand said "You'll never become wealthy working for an hourly wage." (or something close to that) This one quote hit home so hard that my business partner and I made the decision right then and there to give this business 110% and vowed not to give up.

Since the conference we have implemented a significant direct mail campaign based on information taught in Scott Rister's course "Find All The Motivated Sellers You Can Handle". I have also read and implemented strategies from your course "Going In Motion", and just this past weekend at the February DCCMREIG meeting I signed up for Minh Pham’s one-on-one mentoring program.

Now to the successes, just last week we settled on our first wholesale deal. We got a property under contract for $160,000 which needed little to no fix-up, just minor cosmetic stuff, within four days we got an offer from a landlord investor who wanted to purchase our contract for $25,000, the property was worth $225,000. Although the $25,000 assignment fee was nice, the best part was that it was a win-win-win transaction. The seller was happy to be rid of an investment that she just didn't want to deal with, the end buyer was happy to purchase a nice house with a lot of equity on the table and of course we were happy to have done our first creative real estate deal and profit nicely.

We currently have several other properties that we have submitted contracts on and anticipate turning them into deals in the very near future. To include a rehab property which we will profit a minimum of $40,000 on and possibly more as we have proposed an equity split with the seller for anything we sell the property for over a certain price. The seller loved this idea and just wants to have her attorney look at the contract before signing it.

We are about to put an option on a property where the small amount of equity leaves for tight numbers under the typical 70% equation and the monthly payment (based on a 14% interest rate) is too high to profit from a Sub-2 scenario. Over the last couple of months I have compiled a pretty large buyers list and feel confident that we can market this property to a long-term landlord and make a small assignment fee. (Every little bit helps)

We are also in negotiations with a relative of one of my partners who has a property in SE, Washington, DC, which has sat vacant for six years. The property has an ARV of $400,000+, we are confident that we will be able to get this property under contract in the very near future. Right now we are doing our due diligence getting estimates from our contractors so that we can make a fair offer that will leave enough profit on the table for us.

All this while still working full time and then some for the county. Although I will say we have all cut back on the amount of overtime we work for the county in order to allow us to devote as much time as possible to our new found career. When we decided to start investing in real estate last summer it was with a goal of being able to replace our income when we are eligible to retire in another 8 years. Those goals have changed dramatically and at least two of the three of us plan on retiring early in our 15th year so that we can pursue real estate investing "full time" (15-20 hours per week!!)

I would like to take this opportunity to thank you Sherman, because without your group and the Real Investor’s conference, I know that we would not be where we are today nor where we're tomorrow!

Wow - the past six months since the 2004 Real Investors Conference has been amazing! I want to tell you a bit about how my life has changed since the Conference and ask that you please consider me for the Viper.

At 9pm on Friday, October 2004, I walked into the Greenbelt Marriott for the 2004 Conference. I was tired and upset because I had missed the past two days of the Conference and saw you in the lobby. I shook your hand and told you that "next year this time I will not be working a regular job and will be able to attend the full Conference." By the end of the Conference, I was armed with an incredible amount of information and motivation and quit my job just TWO MONTHS LATER.

To recap my "story," I started learning about creative real estate investing in January 2004. At the time, I was an officer in the US Navy and on active duty stationed in this area. I had already been accepted to a couple of law schools (I got out of the Navy in June 2004), but "discovered" creative real estate by looking through books at Borders bookstore one day. As I started reading about this business, I realized that the only way to make it in the business was to "Go in Motion - Stay in Motion," and take MASSIVE ACTION. So I began my marketing campaign by pounding up hundreds of bandit signs (sometimes at 2am on Friday nights - my girlfriend thought this was a little nutty), mailing postcards/letters to out of state landlords, passing out business cards to everyone I knew (or didn’t know), putting out thousands of flyers, recruiting birddogs to put out flyers for me, etc.

In Feb/March 2004, I was still looking for my first deal and knew that I could not learn this business on my own from just books. In February 2004, I took Frazier O’Leary’s "Prospecting 101" class, which gave me the motivation and tools to really crank my marketing machine into high gear. In March 2004, I joined the mentorship program of one of your sponsors and superstar speakers/dealmakers - Minh Pham. Under Minh’s guidance, I landed two deals in April 2004: first, I wholesaled a rehab deal in Fredericksburg, VA to another investor and made TWENTY THOUSAND DOLLARS IN CASH, and also bought a condo to live in myself in Alexandria, VA at a massive discount -- about 70 cents on the dollar, which landed me a cool FORTY THOUSAND DOLLARS IN INSTANT EQUITY! The first deal came from direct mail postcards to out of state landlords and the second from passing out flyers. These two deals got me totally hooked on this business and I realized very quickly that I would never be going to law school?

From May - October 2004, I wholesaled about three more deals and gained more confidence and knowledge about this business. After the Navy, I worked as a defense contractor for the Air Force, and would spend each day’s lunchbreak talking on my cellphone trying to put more deals together. I was building a future for myself, but something was still holding me back from really hitting a homerun in this business...

When I came to the Conference, I was so excited to hear the stories of all the speakers you had on stage that night - Minh Pham, Rob Bostick, Ron LeGrand, etc. I soaked up all of their words and advice and got PUMPED to take MASSIVE ACTION. I bought several of the speakers’ courses at the Conference, which provided me with some outstanding marketing and negotiating ideas to close more deals. As soon as the Conference was over, my business really took off. In total, I’ve now done FIFTEEN DEALS (10 of these in the last 6 months) and am FINANCIALLY FREE. Here are the details on a couple of the deals I’ve done:

  • In December 2004, I put a 4 bedroom / 3 bath brick home under contract in Fort Washington, MD. Purchase price was $166,500. I closed in January 2005 and put about $25,000 into fixing the house up (the sewage and heating systems did not work). In approximately three weeks we go to cash-out settlement and the TOTAL PROFITS ON THIS DEAL ARE $95,000+!!!
  • Also in December 2004, I put a 3 bedroom / 1 bath home under contract in Southeast DC. Purchase price was $113,000. In March 2005, I sold it for $155,000 and had done ZERO REHAB to the property. TOTAL PROFITS ON THIS DEAL WERE IN EXCESS OF $33,000!

In addition to doing 15 deals, I’ve raised approximately TWO MILLION DOLLARS in private capital with my former mentor - none other than the superstar speaker and mentor I mentioned earlier - Minh Pham. Minh and I launched our private capital program right after I attended the 2004 Conference and have had over 150 people come out to one of our luncheons/dinners.

I’ve recently teamed up with a contractor with 21 years experience renovating homes all over the DC region, including high end areas like Potomac, Old Town Alexandria, etc. His name is Mark Meredith and he has 4 rehab crews, with over 80 men in total. Mark and I have launched an exciting new company called National Homebuyers, LLC and are just about to launch substantial TV marketing campaigns throughout the DC and Baltimore markets to really "take it to the next level." Our immediate goal is to get to the point where we are rehabbing 10 houses per month, and I think we can hit that point within another year. Based upon the volume and magnitude of deals I have in my current pipeline, it looks as if I will make approximately $400,000 in my first year as a full-time investor! That’s more than 3 times what I would be making as an attorney!

Although it feels wonderful to be financially free, it’s not just about the money. I get a lot of satisfaction when I receive testimonials such as this one:

"Early one morning in December, 2004, I went shopping at a center near my home. I had been contemplating selling my home because of health reasons, the rising cost of property taxes, utilities and maintaining the grounds. While leaving the shopping center I noticed a sign that said 877-SOLD-CASH. I thought ‘what a catchy number.’ I easily memorized it as I was in route home. I called right away and the wheels started turning. After a few initial calls to give some information I had an approximate settlement date. Everything was going so fast and smooth I couldn’t believe it. I’m not a skeptic but some around me are. ML’s company and I came up with a satisfactory purchase amount and the rest is history. I am now happily settled into my senior apartment with very, very few bills and a nest egg to fall back on.

I'm just a young guy only a few years out of college who was quickly swept up in the rat race of today's society. Like so many others I joined the corporate world with hopes of world travels and a large salary. Well everything was going great at first, that is until reality set in. Sure I was traveling around getting to 'see' new places but the only problem was they had me working 72 hrs/wk which meant all I ever really got to see was the inside of a job site, or a hotel room, during the winters I was lucky to even see the light of day, yet alone the new place they had shipped me off to. Then a series of events occurred which changed my life forever.

Along with my J.O.B. came a great amount of stress from constant deadlines, budgets, etc. I was sitting in my tiny cubicle one day running over numbers and seeing just how rich I was making someone else (while I kept getting deeper in debt??). I looked up to see several workers stop on each floor to install heart defibulators for the next heart attack victim who was overcome by stress and fatigue, hoping to keep their employees living so they could continue to work another day. This set me back in my chair to take a moment to ponder the life I had chosen for myself. Several of the people around me have been there 20+ years and were still doing the same thing I was doing only they were constantly complaining of failed marriages and how hard it was to raise their kids when they are not around. This is not really the life I have dreamed of for myself.

That night I went home and talked to a friend who suggested I read Robert Kiyosaki's book "Rich Dad, Poor Dad". This book quickly changed my context and once again had me ready to take on the world. Just a week later I saw, dare I say, one of those late night infomercials and ordered the course. I devoured that in no time and learned the basic ABC's of real estate investing and knew this would be my vehicle to financial freedom. I was now on a war path for more information. I joined several real estate investor clubs and ordered several other courses, still no deals though - very frustrating.

Then while attending one of your REIA Club Meetings (DC/CMREIG) I signed up for mentoring with Minh Pham and 18 DAYS later I closed my first deal which ended up netting over $25,000! Things were starting to fall into place and I yearned to learn and do more. Luckily the 2003 National Real Estate Investors' Conference happened to be coming up. While at this first class Realinvestors.com event I met several success minded people who have become valuable members of my 'power team'. I also learned a tremendous amount of useful information and many new tools to add to my investing techniques. I came out of the conference on a whirlwind high and went after investing with new vigor armed with much new information and highly motivated.

Quickly thereafter I made a fast $15,000 on three deals. I then closed on a beautiful pre-foreclosure deal which I took subject-to the existing financing, added some paint and carpet, and netted well over $70,000 profit in just under two months time! Wahoo!! Now remember, I'm still working full time at this point and all deals had been completed with NONE of my own money, and the deals just keep coming. Wow, it's amazing what some newly found information and a good bit of drive can accomplish.

Life is great. Just 15 months after taking action and running my first classified ad in the newspaper I walked into my dreaded J.O.B. and told my boss I could no longer afford to work there anymore and walked out. Well needless to say I have never looked back and my future has never looked brighter. My investing techniques have now grown to include rehabs, sub2, lease options, pure options, tax liens, rentals, wholesaling, short sales, and on and on. I now average about a deal a month (and I'm just getting warmed up), and I am working much less and making 5 to 6 times that of my corporate salary. I no longer have an alarm clock shocking the life out of me every morning and I wake up with a smile on my face excited to start a new day. I was even blessed enough to fall in love during this time and get married to my beautiful wife. The greatest thing is I know I will now always have the time to be there for my wife and to see our future children grow with their parents by their sides and a beautiful secure future ahead of them. I love what I do and I'm making a difference in my community one family or house at a time. I can't tell you how good it feels to help out a family in distress and I have actually had several couples shed tears of happiness as they can now sleep in peace once again.

Everything just seems to get that much easier with each day that goes by. In 5 years from now I easily see us being financially free for life and I dare not tell you about our 10 and 20 year goals except that it is filled with a life full of love, happiness, and the security to know we can live how we always dreamed life should be lived.

I can't thank you, Sherman enough for the club, courses, conferences, and people I have met who are willing to lend their time and knowledge to help take me to where I am today. I close with these final two thoughts which hang in my home office to keep me going everyday.

Let me explain what I mean by that. I officially began my real estate investing career on Jan 1, 2003, after attending several of your club meetings. During that time I was listening and learning your philosophies about how to lay a strong foundation and get started the correct way as an investor. But on January 1, I made the commitment and reached out to Minh Pham to become my mentor. 45 days later we put a Lease Option Deal in Capital Heights worth over $30,000 (at that time) under contract. Fast forward to September 2004 when I put my first rehab project in Baltimore under contract using the techniques taught by people like You (Sherman), Steve Cook and Robyn Thompson and my funds from my Self Directed IRA (thanks to the good people at Equitrust). This deal will generate $40,000 when it is sold in the next 30 days. Two sellers within a 1 block radius of my Baltimore rehab project called me in the last couple of months because of seeing my "We Buy Houses" sign in the yard of my rehab project. Partnering with the wholeseller that I purchased the rehab project from, I have done two wholesale deals worth $10,000 and $15,000 within the last 45 days. Additionally I have done another wholesale deal in Baltimore that I will close on today at 4pm (7/15/05)!

The profits from that deal will be about $13,500 and I now have a contract on a property owned by this seller's daughter. The property is being marketed now and should generate a wholesale profit of $15,000. On June 22, I settled on the lease option deal that I partnered with Minh Pham on and we both walked away from the closing table with over $35,000 in profits (EACH). Sounds good, it gets better!!! I partnered with a close friend and we have a property under contract that is in the SAME sub-division as the Capital Heights property. We are scheduled to close on that property on July 23rd and will make a wholesale profit of over $40,000.

Here are some other accomplishments within the last 6-12 months.

December of 2004 - I purchased land and am in the process of building a 3 - unit building in red-hot Jersey City, NJ (about 15 - 20 minutes from Manhattan by way of light rail). Our construction costs will be about $400,000 and we will turn the units into condos, selling for an average price of $250,000 - $275,000 each. This would generate an estimated profit of $300,000.

March 2005 - Using what we learned from Jeff Kaller's at one of the club meetings, I discovered & purchased a pre-foreclosure in Cheltenham, MD for $290,000 (got $14,000 credited back at closing) and after a light rehab, it is worth $365,000 (and counting). It was so nice that my wife and I moved in and decided to rent out our town home in Upper Marlboro, MD. Did I mention that we bought our Upper Marlboro town home for $111,000 in 2001 and it is now worth $230,000. It is now providing a positive cash flow of $500/month and has a long-term tenant. We like to refer to that property as our "401k"

-Within the last week, we have gotten our first private funding commitment using the Private Bank... techniques discussed at one of the club meetings by Alan Cowgill.

-Within the last two days, I have a contract to build a home from scratch in District Heights, MD. This lot, construction, and other costs will total $190,000. The project is appraised at $275,000.

2005 is shaping up to be a great year. I'm really excited because I have always wanted to build houses. Not just putting a contract a pre-construction properties being offered by retail homebuilders. I have always wanted to find a lot and place something on it.

The dictionary's definition of luck is: The chance happening of fortunate or adverse events; fortune. To gain success or something desirable by chance. To be lucky, you have to put yourself in the position to be lucky, but most importantly you have to be prepared when the floodgates start to open. After a while, you begin to realize that you are doing deals because of your efforts, not because of luck". To be a successful investor you must be an investor. That is, you must do the things that investors do, like faithfully attending real estate investor club meetings and networking with like-minded people. To newer investors and experienced investors alike. Be sure that you are actually being an investor and not just "playing at investing", meaning talking the talk, but not walking the walk. Start small and go in motion, but start somewhere. The seeds you plant today ensure that you have have a field of Green next month. Over two years ago, I left corporate america because the fields on the other side of the fence have more fertile soil. I just had to plant my seeds.

Minh thank you for all the guidance and assistance I received in your mentoring program. I started off ordering Carleton Sheets program and was offered mentoring at a hefty price of $4k, which I turned down. I then turned to Robert Kyosoki's program and again was offered mentoring at a hefty price. Several other guru's offered mentoring programs, which costs as much as $10k for six months to a year. The one thing all of these programs lacked was practical application and affordability. Let me start off by saying....WOW!....What a great program. Minh's Turnkey software finally consolidates all the 'have to dos' and 'need to haves' for real estate investing into one easy to use package. I want to take a couple of minutes and thank you immensely! A couple of weeks ago I attended your Turnkey Software for Real Estate Investors training and I just want to be one of the first to say…it was AWESOME!!! I know it has not been long since the training but I already see huge differences in my business. I was already using ACT! before taking the course, at the strong recommendation of one of your prior mentorship students, although I knew I wasn’t using it anywhere near its full potential. Your experience and expertise made learning the material so easy and every time I’ve called you since then with a question on how to do something in the program you have answered without hesitation, its obvious that you know this program inside and out.

I have had numerous leads that I have been working on recently, some for several months. My old way of doing things was to write Post-it notes or scribble something on a scrap piece of paper when I needed to remind myself to do something later. Not anymore, I am now so much more organized, in fact I honestly believe this re-organization using Turnkey Software for Real Estate Investors has brought about a couple of recent successes.

First there is the deal that you and I have been working on in Southern Maryland, one that I had failed to properly follow up on and had fell out of contact with the seller for a period of time. I blame this completely on myself due to my horrible system of reminders. Well as you know just a few days ago the seller agreed to our short offer to purchase the property using owner financing, and as I’m writing this the signed contract has just come across the fax machine. When all is said and done and our tenant buyer cashes out of the property we will net right around $50,000.00 on this deal. That is Phamtastic!!

Then there is the other property that my partners and I have been negotiating with the seller on for several months, and again things weren’t moving as fast as I would have liked, most likely because of my lack of consistent follow up. After attending the ACT! training I knew this was one of the leads that I had to follow up on and attempt to close. Well, good news, we came to a verbal purchase agreement with the seller this past week and plan on sitting down to sign contracts early next week. This is a rehab property with an ARV of just over $400,000.00, we got it under contract for $180,000.00 + a 50/50 equity split of any profits over $375,000.00. Even better is that the seller is going to accept about $10,000.00 – 15,000.00 down and hold financing on the remaining balance until we finish the rehab and sell the property. Again our net profits on this deal will be in the neighborhood of $45-50,000.00+. This business is beautiful!!

So to wrap up I again want to say THANK YOU! Although I believe everyone needs to take various training and/or mentorship type programs relating directly to real estate investing, I definitely think that anyone who is serious about starting or growing a real estate investment career needs to attend your Turnkey Software for Real Estate Investors training. Well, we did it, huh?

The PHAMTASTIC Lease Purchase Mentor and his Texas-based Mentoree were able to successfully collaborate sufficiently to find a deal, analyze the deal's potential revenue-making potential, bring to contract and finalize the contract. Excellent!!

As you said to me, every deal is somewhat different from the last deal or the next deal transacted on the street.

To summarize, this deal was a homeowner in mortgage arrears on his 2nd and 1st mortgages, in which, he was further behind on his 2nd --than his 1st, but nevertheless, it took your money invested, (Warranty Deed of Trust) to bring his immediate need current before the 1st mortgage was brought current.

As the holder of the homeowner's deed to contract, you decided to wholesale the deal, before the 1st was paid off to the mortgage company, allowing a 3rd party wholesaler/investor, to own the contract via contract-transference, and we were out of the deal, altogether at that point.

The homeowner was taken care of, via able to avoid the forthcoming foreclosure reality, plus, gets an extented timeline to remain in the home (6 months from original contract and release of deed to Phamtastic Property), while also saving any negative credit outcomes that would have come about if the homeowner hadn't decided to sign your warranty deed of trust paperwork, using the Trust avenue to facilitate this particular transaction. Good job Minh!!!

The homeowner was helped. The third party wholesale/investor has an excellent ROI-yield outcome into this nice nieighbor property, which sits in an undervalued residental area, meaning that the third-party wholesaler/investor will do very well regarding his ROI-yield and expected profit-margin outcome.

The typical numbers on this deal flowed as follows:

  1. Seller owned a home valued at $133K, in a nice neighborhood where home values were from the lower $130K to $180K, averaging within a $155K to $165K range;
  2. Seller's 1st and 2nd notes were approximately $95K in pay-off amount;
  3. Home needs about $3K to 5K of rehab work, depending if not sold as a "Handy-man's Special;"
  4. Phamtastic Properties injested the 1st $3K to bring 2nd mortgage current;
  5. Phamtastic Properties wholesaled (flipped) contract to 3rd party investor/wholesaler--rehabber for $8,045.00 (approxmiately), as our EXIT PLAN;
  6. Phamtastic Properites and myself netted $5,000 to split 50/50 in a WIN-WIN outcome via a very short timeline;
  7. Third-party Investor/rehabber is planning to rehab via injecting about $5K to $6K in remodeling the property;
  8. Will likely be able to sell teh rehabbed property (or use a lease-purchase methodology--expecially if he captures a qualified Tenant-Buyer) selling in the price range of $165K to $170K range, allowing the Seller to maxmize the top range of the FMV-status within this particular nice neighborhood;
  9. We cleared $5K in the wholesale-flip outcome, to split between us.
  10. The 3rd party investor/rehabber sells for, let's say in the attainable $165 range, minus his initial 8K investment, plus, also minus his $6K rehabbing effort, and including making two additional 1st and 2nd home mortgage payments, leaving a balance of $16.6K invested prior to resale of property, if acheived in the next 60-day timeline.
  11. Number Walk-through...
    1. $165K New Sale Price
    2. 2 months timeline to rehab, paying two monthly $1,300 ($2,600) mortgage payments during rehab work;
    3. $8K + $6K + $2.6K = $16.6K 3rd party wholesaler/investor-rehabber's approximate cash outlay on this deal;
    4. $165K Sales Price Minus $95K Pay-off = $70K Gross, minus 16.6K costs = $53.4K gross profit, (minus misc costs related to this dea

Success Story? Yelp sure nuff, even through we wholesale-- flipped the deal vs. staying with it over time, due to pending timeline circumstances having nothing to do with the deal itself, but outside factors impacting and leading us to wholesale flip this particular deal.

So let's do another one Minh, ASAP, and even maybe consider testing the Lease-Purchase/rehab waters, vs. wholesale flipping of the contract.

As a fledging real estate entrepreneur, I knew a couple of things. First, I didn’t have a lot of funds to dive right in and buy an investment property, but what I did have I couldn’t afford to lose. Second, I had some experience with real estate, so I was smart enough to get into trouble going it alone.

I just wanted to take a minute to write and thank you for all your support in doing my first creative deal. As you know, I’ve been investing for three years in rental properties, but I haven’t done any creative deals until now. Your mentorship program gave me the tools, and the answers, I needed to pull off a tremendous deal.
Below is the story of this first deal, please feel free to share it with your students or prospective students.

Through my marketing efforts I received a call from a couple who were about to lose their home to foreclosure. They were two months behind in payments, and about to be three months in arrears. The wife, Shirley, called me and asked me if I could help her. She said, “I just don’t want a foreclosure on my record, can you help?” After getting some basic information and assuring her that I thought we (me and my team at Phamtastic Properties) could help her, I called Minh and we began to formulate an offer. I called her back and set up a three way conference call with her and Minh and myself. On the call I listened as Minh negotiated the offer. I took notes and contributed as needed. Next, Minh provided the necessary documents to use, and I went to the seller’s home and had them sign the contract and the many other necessary documents. Then, Minh helped me work with a title attorney to get everything in place in order to buy her property Subject-To the existing mortgage. Minh was always there to provide me with the answers I needed, at each step in the process, even when he was on vacation in Europe! Between Minh, his team, and the title attorney, I had my own team backing me up at each step. The next step was to begin marketing the property for sale to our end-buyer. I held an open house, and got three offers. I picked the best offer and two weeks later, the buyers met Minh and me at the settlement table. After about an hour and a half at the settlement table (the buyer’s wife was 45 minutes late) Minh and I walked out with our checks for $25,364.06 in profit on this deal! The deal took just under two months. In the end, the mentorship with Minh was totally free, because I got my mentorship fee back! And, the best part REALLY is, that now I know I can do these deals on my own! And if I get stuck, I know I can always count on Minh for support and advice.

This letter is a long time coming. I was hesitant in writing because I am such a terrible writer. Brian with his business schedule can’t seem to remember. So, you are going to get this thank you from us via me. I hope I write it well.

When we first decided that is was time to get rid of and I will phrase it “the house that Jack built”, I called several of the numbers on signs that we saw around our neighborhood. I was given a call within the next 24 hours and information was e-mailed to me immediately detailing of the wonderful benefits of your program.

You were patient with us getting out the house, you provide assistant within many areas. For example, helping us with the plumbing problems we had and being patient and allowing us to take care of cost with the extremely convenient payment plan you provided to us.

I can go on and on of the help and understanding that you gave to Brian and me during the year or so our home was in your program. You handle all the paperwork in a professional and courteous manner and you were able to find a buyer in the time frame you guys set. Thanks for your help with finding investors for two leads that I had. These were two "subject to" deals both with good equity and cash flow. I knew these were good leads, but didn't have a buyer for them so I thought your students would be interested in them. After meeting with the owners, inspecting the properties, and mailing the special reports, we spent about one hour each on a conference call with the owners. We set the closing dates, and I picked up two checks ($1,000 each) for my birddoging efforts. I figure I spent no more than 5 hours per deal. So, that about $200 per hour...not a bad payday! I look forward to providing more opportunities to you and your students. This experience also gave me the opportunity to sit through a "subject to" closing and see how to handle seller's questions/concerns.

In January 2004, I first began reading about creative real estate investing.  I read various "guru" books and attended many local investor association meetings.  By mid-February, I was in the trenches, marketing like crazy with bandit signs, flyers, ads, and birddogs.  In March 2004, I saw Minh speak twice and was very impressed by his professionalism and knowledge about this business.  But I wanted to make absolutely certain that if I partnered up with a mentor, I would be partnering with the very best.  So I spoke with several of his current and former students, and they all had the highest praise for him and the systems he has established.  I decided to attend his Lease Option Seminar, and after it was over, I went to the bathroom, looked in the mirror, and knew that the financial and professional commitment I was about to make was a huge step.  My confidence in Minh's program was what pushed me to take the step of signing up for his mentoring program.

Without a doubt, this step was the BEST decision I have made thus far in my brief real estate career.  I am naturally a very aggressive business person, and Minh took my drive and channeled it in a way that ensured my success.  On one of my first few leads, I was scared and did not know how to obtain comps.  That afternoon, after Minh had walked me through exactly what to say and how to carry myself, I walked out of a local real estate office with comps in my hand.  This may seem like a small step, as it did not bring me an immediate deal, but it taught me how to complete that particular piece of the puzzle and gave me the confidence to take the next steps of moving toward my first deal.  Between the end of March and the end of April, I negotiated with several potential sellers.  I can say with certainty that Minh's instruction on how to NEGOTIATE was invaluable.  By the time my "slam dunk deal" came around in late April 2004 (which came from direct mail marketing), I was polished, confident, and ready to do the deal.  I cannot emphasize enough that Minh's savvy understanding of the negotiating process is THE reason every new investor should sign up for his mentoring program.

On this "slam dunk deal," we got a 3 bedroom, 2 bath house on 1.5 acres under contract for $65,000.  The house needed approximately $30,000 in repairs, but had an after repair value of $160,000.  Once we got the house under contract, I was very impressed by the fact that Minh allowed ME to decide whether I wanted to wholesale the deal for quick cash or try to rehab it.  We discussed at length the pros and cons of each, and in the end, he left the decision up to me.  Other mentors may have been greedy and tried to convince me to go for the big money (by rehabbing).  But Minh advised me on my options, and because there were several potential risks with the tenant that occupied the property and some repair work that the house needed, I decided to wholesale this deal.

Once this critical decision was made, it truly felt like I was IN THE GAME.  I put the word out that I had a hot deal and experienced investors were beating down my door to give me money.  It felt great!  In the end, we wholesaled the property to a cash buyer for a $20,000 CASH assignment fee.  The day I got $11,500 ($10,000 for my half of the profit, and my initial $1,500 back) wired into my checking account was my greatest day thus far in this business - when I saw it post into my bank account, it made me a believer in the viability of this business.  There are many doubters - friends, family, acquaintances, and so-called real estate professionals (realtors, mortgage brokers, etc.) - that will try to tell you that this business won't work in THIS hot market.... well, with Minh's help, I have proven them wrong.  And I intend to do it again and again!

In every way, Minh is an absolute professional.  His integrity, knowledge, tireless assistance, and genuine concern for the success of my business has given me the skills, motivation, and vision to turn this part-time business into a full-time business just as soon as possible.  When I signed up for Minh's mentoring program, I had already been accepted to several law schools and was set to begin my legal education in Fall 2004.  As a direct result of the knowledge and confidence Minh has given me, I have decided to build a long-term real estate business in lieu of becoming an attorney.  Don't get me wrong - I have not quit my job and I am going to grow my business in a responsible way, but I have no doubt that in one to two years, I will have a thriving business and an outstanding portfolio of real estate holdings.  And that brings me to my final comment - since becoming one of Minh's students, I used creative marketing to locate and purchase my own personal condo.  I bought a 1 bedroom condo on the DC subway line about 45 days ago, and I have approximately $50,000 of equity in it.  This equity is not due to the crazy appreciation that our market has seen recently and so many folks are continuing to count on...  Rather, it was because Minh helped me negotiate to purchase this condo at the right price and under the right terms.  Minh spent hours helping me negotiate this deal and write this contract, even though he never made a single penny off of this deal.  To me, this demonstrated that his concern for my success in building my wealth was not a short-sighted desire to make half a deal's profit, but rather to help me build my knowledge and give me the tools to become a successful, wealthy, and intelligent investor and entrepreneur.

For those who may be uncertain about Minh's mentoring program, let me recap the numbers:  I spent $1,500 to join Minh's mentoring program in March 2004 but got EVERY PENNY back once we did our first deal - so I really got FREE MENTORING.  As for profits, I have made about $60,000 in just a few months!  Now that's PHAMTASTIC!

Thanks to you, your team & expertise in the world of Real estate investing, we walked away with $15,000+ on my first wholesale deal AND with NO MONEY out of my pocket!

In this deal there were many obstacles (no title and negative title search results, not having constant access to property due to guard dod etc.) to over come with the property and you guided me through it all!

It's uncanny that when I got the first offer and turned it down, the following week I received another offer from the same folks and told the agent to turn it down and just when I hung up the phone, you called! I told you what was happening and I was letting my personal feelings & desperation to complete my first deal cloud my judgement. You kept a level head and told me to accept and why!

You even went as far as to call me twice while in Jamaica, for your wedding, just to answer any lingering questions I still had and to role play the possibilites before going to the settlement.

In the very few months since I joined your mentoring, I have had (2) short sale opportunities (didn't pan out) and one whole deal! All of this was a result of the advertising techniques you told me about, signs, letters, flyers etc.

I am currently working on a deal with an acre that can be subdivided with an already exhisting house and another can be built on it. This is from my 4 month letter campaign to the owner who had the property on the market for more than 120 days and didn't sell it. He responded to my letter.

Last spring, I attended the AREIA Success Conference near BWI Airport and I was sitting in the audience that first day next to this fellow.
